The transformation of the old Gretsch music instrument
factory into TriBeCa style lofts was a major changing
point for the Williamsburg Brooklyn real estate
market into a thriving residential community. However,
the rezoning in 2005 is and was not fully implemented
the way that New York City Council wanted it to.
With massive tax incentives, New York Williamsburg
condo developers would have saved a lot of money
by building affordable housing units at ‘affordable

expensive and have risen a lot over the past decade.
For this reason, many of the original hippies and
bohemians have been priced out of the Williamsburg

to outlying areas or other districts in Brooklyn.
The Williamsburg North Side is typically more expensive
to purchase property and condos for sale when compared
to the South Side, but in recent years, there has
been more new Williamsburg condo developments in
the South Side, which has pushed average property
prices and apartment rental rates closer to the
North Side. The two areas are separated by Grand
Street Williamsburg and in both areas, the condo
rent prices have certainly increased astronomically.
